Why Use a Realtor When Buying New Construction in BocaIf you’re in the market for a new home or condo in Boca Raton, new construction will undeniably be an appealing option, especially if you’re willing and able to pay the premium most newly built residences in South Florida command. Along with being the first occupant(s), new construction has all kinds of additional benefits like being eco-friendly (in most cases) and having all the best finishes and features currently available to consumers and/or home buyers looking for a new place to live. Furthermore, buying new construction also means you shouldn’t have to worry about making changes, updates, or upgrades anytime soon, which may just be the biggest benefit of them all.  

It’s worth noting, however, that even if you do plan on buying a new construction home or buying a new construction condo right from the start, having a professional real estate agent on your side is highly recommended, and here’s why: 

Builder’s Agents Work For the Builder, Not the Buyer 

Simply put, a real estate agent’s job is to help you get the most bang for your buck and provide expert advice relating to the market and current market conditions. Similarly, the job of a sales agent or anyone representing the home or condo builder is to get their client the most money possible, so having someone in your corner ensures you’re making the right choice. 

We’re Expert Negotiators 

Well, we can’t speak for every Boca-area real estate agent; but as a luxury home and condo specialist who has closed millions of dollars in deals, you’ll be hard-pressed to find a better negotiator than me. And when it comes to new construction, there’s always opportunities to get a few extra perks thrown into the deal, like certain upgrades, paint colors, and customizations, especially if the construction process is in its early stages. 

We Can Help with Financing 

Most home builders have “preferred lenders,” but we always recommend shopping around to get the best possible rate. Our team also has a group of preferred lenders, and if for no other reason, working with a real estate agent can relieve some of the pressure to work with a builder’s preferred lender, which can sometimes work to your advantage. 

Buyer’s Representation is Free 

Last but certainly not least, the biggest reason you should work with a Realtor when buying new construction is because it won’t cost you a dime. The seller (i.e. the home builder) will be the one paying our commission, so why not have another voice who can give expert options and provide all the guidance you need during the often-complex home buying process? Seems like a no-brainer to us!
